Patrick
Darhi.
Patrick Darhi plays a central role in the organisation and development of ATC Immobilier.

Alongside Antoine Toussenel, he is directly involved in the firm’s commercial direction, operational decisions and the handling of its main files. In particular, he leads transaction activity in the Aix-en-Provence market and is involved at every stage of the transactions entrusted to him, from setting the strategy through to completion.
His in-depth knowledge of the regional economy, the main high streets and local players allows him to support owners, retailers, operators and investors with their leasing, store opening, acquisition and disposal projects.
A central role within the firm
Patrick’s role extends well beyond marketing assets.
He contributes to analysing files, defining go-to-market strategies, choosing counterparties and leading negotiations. His experience and knowledge of local players allow him to bring an immediately practical reading of both the opportunities and the difficulties specific to each transaction.
Closely involved in the day-to-day running of the firm, he also contributes to commercial decisions, the selection of mandates and the management of relationships with ATC Immobilier’s long-standing clients.
This cross-functional position allows him to keep an overall view of each file and to ensure continuity between the strategy defined by the firm, the client’s expectations and the reality of the market.
In-depth knowledge of the Aix-en-Provence market
Present in the field every day, Patrick has particularly detailed knowledge of the Aix-en-Provence retail market.
He has a firm grasp of the dynamics of the main streets, rental values, retailer movements, the characteristics of the different areas and the expectations of owners and tenants alike.
This expertise allows him to assess a location beyond its address alone. He analyses its visibility, footfall, retail environment, accessibility, layout and capacity to sustain a business over the long term.
He therefore supports landlords in positioning and re-letting their assets, as well as retailers and operators in finding a location that fits their concept and business model.
Advisory and transactions
Patrick supports owners in marketing shops, retail premises, retail property and operating assets.
His work begins with a precise reading of the property and its surroundings: the intrinsic qualities of the premises, rent level, permitted use, technical constraints, the profile of potential occupiers and marketing conditions.
He then defines a suitable strategy, identifies the most relevant counterparties and leads the discussions through to the negotiation of the main terms of the transaction.
For buyers and investors, he provides a practical reading of the asset, its tenancy and its potential for value creation. His knowledge of operators and local markets allows him in particular to assess the sustainability of a business, the affordability of a rent and the prospects for future re-letting.
Hotels, restaurants and business transfers
Patrick also has recognised expertise in business transfers, particularly in the hotel and restaurant sectors.
These transactions require a simultaneous understanding of the business, the property and the lease terms. The value of an establishment depends as much on its financial performance as on its location, the quality of its premises and equipment, its lease and its development potential.
Patrick supports sellers in preparing, valuing and presenting their establishment. He also works with buyers to analyse the coherence of the project, the transferable profitability, the investment required and the terms of the takeover.
His approach is not to apply a multiple to revenue mechanically. It aims to understand what genuinely makes up the value of the business and to position the transaction in line with the market.
A direct, committed relationship
Patrick favours relationships built on trust, availability, candour and personal involvement in every file.
He remains directly involved in discussions with owners, retailers, operators, investors and their advisers. This proximity allows him to grasp each party’s concerns quickly, anticipate difficulties and keep negotiations moving through to completion.
Confidentiality is also central to his practice, particularly in the sale of establishments or in transactions involving sensitive commercial and financial information.
Through his experience, his knowledge of the field and his involvement in the firm’s decisions, Patrick is one of ATC Immobilier’s key points of contact.
