Our approach combines an understanding of how a business trades with in-depth commercial real estate expertise. We therefore analyse every transaction as a whole: financial performance, quality of the location, lease terms, condition of the premises and equipment, and development potential.

01

Where operations meet real estate

The value of a hotel or restaurant cannot be assessed as a simple percentage of revenue.

It depends on the establishment’s ability to generate sustainable profitability, but also on the quality of its location, its positioning, its occupancy terms and the investment needed to continue or develop the business.

ATC Immobilier brings a complete reading of these parameters in order to arrive at a consistent value, identify the risks of the transaction and present the establishment to genuinely qualified counterparties.

02

Hotels

We work on independent hotels, boutique hotels, hotel-restaurants and properties with renovation or repositioning potential.

The analysis of a hotel asset rests on a precise reading of its trading performance: occupancy rate, average daily rate, RevPAR, seasonality and operating profitability. These figures are set against the quality of the establishment, its star rating, its location, its competitive environment and the condition of its facilities.

We also pay particular attention to how the asset could evolve: renovation, upgrading, extension, change of concept or the search for a new operator.

Depending on how the transaction is structured, our work may cover the sale of the business, the joint sale of the property and the business, or finding an operator for a hotel asset.

03

Restaurants

We advise on the sale and acquisition of restaurants, brasseries, premium establishments and multi-site restaurant concepts.

In this sector, the quality of the location remains decisive, but it must be assessed together with the layout of the premises, seating capacity, the presence of a terrace, the compliance of the extraction system and the level of investment already made.

We also analyse the financial structure of the business: revenue, margins, payroll, adjusted profitability and rent sustainability. This analysis makes it possible to distinguish what stems from the establishment’s own performance, from the quality of its premises and equipment, or from the intrinsic value of the location.

Our aim is to position each business at the right market level and to secure the transfer on terms compatible with the buyer’s project.

04

Supporting sellers

Preparing the sale is an essential stage of the transaction.

We support the seller in analysing the establishment, adjusting the trading figures, reviewing the lease and arriving at a well-argued market value. We then prepare a clear, confidential presentation designed to highlight the strengths of the business without needlessly disclosing sensitive information.

Marketing is targeted at operators, groups or investors whose project and financial capacity have been qualified beforehand.

Finally, we manage the discussions, analyse offers and negotiate through to completion of the sale.

05

Supporting buyers

We also advise buyers on finding and analysing establishments suited to their project.

Our role is to assess the fit between the concept, the location and the trading performance. We review the tenancy, the investment required, technical and regulatory constraints and the real development potential.

This approach gives the buyer an objective view of the transaction, beyond the figures presented, and allows them to negotiate on the basis of documented financial and property evidence.

06

Tailored valuation

Every establishment has its own history, operating structure and potential. Valuation should therefore rest on a multi-criteria analysis rather than the automatic application of a rule of thumb.

We cross-check historical and adjusted performance, market evidence, sector multiples, the quality of the location, lease terms and the investment required.

This method produces a value consistent with the reality of the business and with market expectations.

07

Confidentiality and selection of counterparties

The sale of a hotel or restaurant must be handled discreetly in order to protect the business, the staff, the clientele and relationships with partners.

We control the flow of information and release sensitive details gradually, and only to identified, qualified counterparties.
